Shell Building Specifications:
The architectural shell will be delivered based on the following interior finishes:
1. Exposed unpolished concrete flooring is included (finished floor is included only at common areas) – ceramic tile or carpet not included.
2. Exposed unpainted ceilings are included - acoustic ceiling tile and/or drywall ceilings are not included.
3. Fluorescent strip lighting (per code) are included – additional ceiling lights (recessed cans or fluorescent lighting) are not included.
4. Power and panel for each tenant unit, distribution, receptacles and switches within the tenant space are not included. Conduits from each tenant space to electrical meter is included. Two 1/2" PVC conduits from each tenant space to main electric room for phone/data and TV are included.
5. Exterior block walls with insulation and furring strips are included - drywall on block walls is not included.
6. Acoustic insulation and drywall on demising walls only is included – framing and drywall for interior partitions is not included.
7. Glass storefront entry doors or hollow metal doors (per code) are included. Entrance doors from common area to office unit is included - other interior doors are not included.
8. Laminated, large missile, impact glazing at all storefront walls or windows is included.
9. Sprinkler risers, main distribution lines, and coverage per code with upturned heads are included – sprinkler head drops are not included.
10. Construction barrier railings at mezzanines are included – custom railings such as pipe railings, cable railings, or glass railings are not included.
11. Custom stair rails or alternate tread finishes are not included.
12. HVAC and ducting are not included. Provisions will be made for future tenant provided split systems with roof-mounted compressors.
13. 1st floor ceiling clearance is +/- 13’-11”, 2nd and 3rd +/- 11’-5” and 4th floor is +/- 20’-5’’. (These numbers might change within construction tolerance).
